About Us

Scot McLean has been a licensed home inspector in Milwaukee, and radon measurement provider, for more than 20 years in the state of Wisconsin. He served as president of the Milwaukee chapter of WAHI (Wisconsin Association of Home Inspectors), and is an active member of both the Wisconsin Trust for Historic Preservation and Wisconsin Historical Society. Scot also holds certifications with the American Society of Home Inspections (ASHI) and National Radon Proficiency Program (NRPP).

WHAT TO EXPECT (Please read)

Hello there,

We want to take a moment to introduce ourselves and review a few items prior to your Home Inspection.

For your home inspection, please review and fill out the 3-page contract form below and sign at the lines and X, after you feel comfortable and knowledgeable.

The inspection cannot be performed without your review and signature and the return of the agreement prior to starting the inspection.

We will need to know if you are attending or not, or arriving towards the end of the inspection.

Home Inspector MilwaukeeBelow are the WI State Standards for Home Inspections and our contract based upon those standards. These two forms outline What Is and What Is NOT inspected clearly.

We are always available for questions, as we want you to feel comfortable with the process and any answers to your questions have all been met fully.

The inspection process is a visual one only and random testing of many items, ie doors, windows, outlets…. The inspection, is in no way is an engineering report or in any way technically exhaustive and limited to the WI Standards for Home Inspection outline.

When an issue is located, to make a more full determination an inspector will commonly recommend an evaluation by an expert like an, engineer PE, plumber, electrician, roofer for a exacting idea of what the issues all are and a pricing for their correction and or stabilization. We are Issue Spotters, looking for the curious, unconventional and unusual.

When an issue or curiosity is located, we may indicate how large an issue it might be, but we do not in any way do we give estimates or a determination for repairs or construction.

There are always items that need attention or repair. Smaller items are noted for your knowledge, but are not Real Estate items for repair by the seller typically. Larger items of Safety or high cost repairs are noted as a Significant Issue.

An evaluation for repair with a financial determination will typically be needed to be performed for your knowledge and negotiations within the constraint Home Inspection Contingency time period in your Purchase Agreement.

Are there any special issues or items you would like for me to focus on while there at the inspection?

We always request to review the Property Condition Report and any other related items, estimates or reports available. Items or issues might include basement foundation and or drain tile work, chimney, roof and the like, if there is any related paperwork, notations, reports or information that would be good to review.

Like you, we depend upon and rely upon the Condition Report for a long term historic report and knowledge of happenings, incidences, seepage and repair history. This is especially important, typically since the owner have been in the home for years, and we are there a few hours.

Can I be there for the inspection?

Definitely. We encourage our clients to attend the entire home inspection, if possible.


How much do you charge?

The cost for a Home Inspection varies depending on the location, size, and complexity of the house. Every house is unique, and our pricing varies accordingly. We find our inspection fees are mid range compared to other inspection companies, and we offer more thorough Home Inspections and superb Inspection Reports, not a cookie cutter computer or paper form. How will you get in to the home?

We’ll set up the home inspection with your listing agent, typically, and we’ll get the lockbox combination from them.


When will I receive the home inspection report?

Your Home Inspection Report will be emailed to you the same or following day.


Why don’t you provide your inspection reports on-site?

It takes us a long time to type up our reports. We don’t produce generic check­box reports with three ring binders; we actually sit down at the computer and take the time to write out our reports in plain English. We’ll often spend more time writing the report than we do inspecting the house. We provide a lot of detail in our reports, and we try to write them for you the same way we would for a friend or family member. After you read one of our inspection reports, we think you’ll understand why we don’t produce the reports on site.
